Come be part of the Residential & Commercial/Industrial Development teams where you get to conduct comprehensive reviews and render decisions on complex permit applications for multi-unit residential, commercial / industrial developments. Development reviews include detailed analysis of the proposal, negotiation, inspections as required, liaising with other City departments and outside agencies, as well judicious problem solving.
As the Planner II, you are relied upon to provide professional advice to other Current Planning members, civic administration, the development industry, and the general public. You are also relied upon to provide mentorship to junior Development Planners and/or Planning Technicians. Your day to day responsibilities will include:
• Making detailed interpretive and evaluative decisions on a wide variety of complex development permit applications, based upon a comprehensive understanding of zoning regulations, statutory plans, provincial legislation, and established planning principles
• Negotiating with applicants to achieve City policies and objectives resulting in high standards of development. Balancing and resolving a wide range of often conflicting interests and goals
• Providing consultation/pre-screening services to the development industry and general public on a variety of residential development proposals.
• Providing input to the Current Planning Branch on a variety of land development applications, including zoning bylaw interpretations, proposed re-zoning and direct control zone applications, lane closures, ASP/NSP amendments, and subdivisions/condominium conversion applications
• Providing advice and appearing in front of the Subdivision and Development Appeal Board as required
• Preparing reports for the Department, City Council, and the Subdivision and Development Appeal Board. Responding to Councillors Inquiries as required.
• Balancing and resolving a wide range of often conflicting interests and goals, which includes negotiating with applicants to achieve City policies and objectives resulting in higher standards of development
• Bachelor's degree in Urban Planning, Architecture or a degree related to the functions specific to the position and a minimum of four (4) years of progressively responsible planning experience primarily in development planning
• Possess an in depth knowledge related to the City of Edmonton Zoning Bylaw #12800, applicable sections of the Municipal Government Act, and development permit process
• Ability to communicate effectively orally and in writing
• Skilful in finding solutions, solving problems, and resolving conflict
• Membership or eligibility for membership with the Canadian Institute of Planners or the Alberta Development Officers Association
• Good customer service, negotiation, organizational and project management skills, and the ability to establish and maintain effective working relationships in a multi-disciplinary environment
• Ability to reach consensus, gain acceptance and provide tactful presentation of challenging issues for decision
• Must possess a valid Alberta Class 5 Driver's License and be eligible to attain a City Driver's Permit
Hours of Work: 33.75 hours per week, Monday - Friday. Hours of work may be subject to the terms and conditions of a variable hours of work program
Salary Range: 21M, Salary Grade: 032, $42.306 - $53.987 (Hourly); $74,532.60 - $95,111.60 (Annually). The rates quoted are in accordance with a collective agreement between the Union and the City of Edmonton
